Please
click this thumbnail to enlarge scan of original spec sheet of the home as it
was viewed after complete renovation in 2000. Shows facts about the home, from
real estate and
appraiser. Of course the home has aged now, and has gone through
some changes
since then. It is still the beautiful home that it was & will
always be; a classic.
This home was built and designed in 1908 by Mr. Eckerd, a famous
architect who built many of the schools, hospitals and historical buildings in
Hickory, North Carolina. He lived there with his wife only, until they had
children. That is when the upper second level was built, so they had rooms for
the children and also more space for his work.
The back room is very large, this was his office, with built-in cabinets and a large window for light. There is a door from this room leading into a smaller room - that is natural wood bead board; this is where his drafting board hung. From this smaller room there is a door leading into the hallway, so there are two entrances to this room. The other two upper bedrooms adjoining the upper hallway from the stair landing have really great angular ceilings and character.
The children moved on, Mr. Eckerd passed away and Mrs. Eckerd remained in the home until she entered a rest home. The house set vacant until I found it and fell in love with it. During this time, I was choosing homes of value and elegance to renovate – this home is a real family home. The dining room is large, the kitchen perfect for layout and has an adjoining pantry and washroom (see floor pans [not to scale] for basic layout).
The home will need need new carpet and paint, and some basic cosmetics; but
a home of great value and distinction. Selling below tax value of
$89,500.00 for quick sale -Negotiable. Tax Value
including loss of over $46,000.00 due to economy - so, if you love Victorian
Homes, now is your chance to purchase. I love this home.

Affordable housing in these days may be abundant, but a home of this stature is rare. The neighborhood is quaint, historical homes, as you can read on the specs and thumbnails.
Please look at the photographs, there are more rooms than are listed here, but, these photos give a you an idea of the type of home it is. The red mahogany is absolutely beautiful and , well, just lovely. The home had a new air conditioner, heating furnace, water tank, roofing, plumbing, electrical; everything was updated by 2001( I continued to work on the wood and lived there while the family stayed in it) to modern standards and passed code. It was insured as a new home as the renovation was so complete. There is a thumbnail of the rental appraisal at this time with other comps – the Subject Home and the first two other comps were renovated by me as well and as you can see their condition were listed as “very good” and "complete renovation". The home recently went through complete interior renovation in 2011, excluding kitchen linoleum, carpet and one drafting room that is being used at this time for my spare.
OH, the yard, the yard is quite large; a double lot = .6 acre (so
over a half acre of land attached); it is the old fashioned lot designed for the
grown children's use, to build their homes next to their parents. It is level
with large pines in the back (border) and has an old oak tree right behind the
little back porch. (The home is priced below recent tax value only without
all of the recent updates in 2011). If you are interested, and
a qualified purchaser, you can submit a letter here for more details concerning
the home. This home has been discounted up to over $46,000.00 due to economy and
allowance for "as is" sale. To see values of other homes in the Hickory area, do
a search and you will see that this home is listed by owner way below market
value of lot and square footage, style and design of home. Priced to move for
the times ahead - A home for large families needing affordable housing or
for a great investment - either way.
